Who I am
This site is operated by Davis Cook Realtor LLC. I'm a licensed Texas real estate agent, TREC License #795476, holding GRI and CREN designations and affiliated with Orchard Brokerage, LLC. All real estate brokerage services are offered through that brokerage.
This site is information, not an agreement
Everything here — the service pages, the fee comparisons, the blog — is general information about how I work. It is not an offer of representation, and it doesn't create an agency or fiduciary relationship between us.
A working relationship begins only when we both sign a written representation agreement. Until that's signed, I'm not your agent, and anything you tell me isn't protected by the duties that come with representation. Filling out a form, booking a call, or exchanging emails doesn't change that.
Fees and figures
The commission structures shown here — 3% + $595 for full service, 1.49% + $595 for Real Estate Essentials — are my current published rates, and I try to keep them accurate. They can change, and the terms that actually govern your transaction are the ones in your signed agreement, not the ones on this page.
All real estate commissions are negotiable and are not set by law or by any board of REALTORS®.
Any savings figures, net sheets, or comparisons on this site are illustrations using assumed numbers. They are not a promise of what your sale will net. Cash offer amounts come from third-party buyers, are subject to their own terms, and are not guaranteed by me.

Property details, market statistics, and comparable sales referenced on this site come from sources including the MLS and public records that I believe to be reliable, but I don't independently verify all of it and don't warrant its accuracy. Market conditions change. Anything you plan to rely on financially should be independently verified.
Where I work
Full Service, Cash Offers, and Move First are for Central Texas — roughly a one to two hour drive from Georgetown. Real Estate Essentials is available anywhere in Texas. I'm licensed in Texas only and can't provide brokerage services in other states.
Fair housing
I comply with the Fair Housing Act and the Texas Fair Housing Act. Housing is offered without regard to race, color, religion, sex, disability, familial status, national origin, or any other class protected by law.
