Four ways to work together
Most agents can offer you exactly one thing: they list your house and you both hope. I can put four real options on the table, tell you the trade-offs of each, and then do whichever one you pick like it's my own money in the deal.
The Options
The whole job. Pricing from real comps, prep and renovation with nothing due until closing, professional photos and marketing, showings handled, and the negotiation. For buyers: touring, offer strategy, and new construction. 3% + $595.
How full service works →No showings, no repairs, close in two to six weeks on a date you choose. I bring you competing cash offers. Ask me about Cash Offer Plus Upside, where you take cash now and still collect when it resells.
How cash offers work →Buy the next house before you sell this one. Get at your equity up front, write an offer that isn't contingent, move once — then we list the old place empty instead of you living through showings.
How Move First works →You do the legwork, I do the parts that carry money and risk — pricing, the contract, the negotiation, and closing. 1.49% + $595 instead of 3%. On a $400,000 home that's about $6,000 you keep. Runs remotely, statewide.
How Essentials works →Side By Side
If you're stuck between two of these, that's exactly what a first call is for.
| Full Service | Cash Offers | Move First | Essentials | |
|---|---|---|---|---|
| Best when you want | Top dollar, and you have time | Speed and certainty | To buy before you sell | To keep the commission money |
| Where I can help | Central Texas | Central Texas | Central Texas | Anywhere in Texas |
| Showings at your home | Yes, I handle them | None | None — you're already out | Yes, and you host them |
| Typical time to close | Market-dependent | 2–6 weeks | Buy now, sell within 90–180 days | Market-dependent |
| Your cost | 3% + $595 | Program fee, netted at closing | Program fee, netted at closing | 1.49% + $595 |
| How much you do | Very little | Very little | Shop for your new home | Most of the legwork |
These aren't mutually exclusive. Move First and cash offers can be stacked with financing that covers prep costs up front. And if a different path nets you more money than the one that pays me more, I'll say so.
Service Area
Full service, cash offers, and Move First need me physically present — at your house, meeting contractors, walking buyers through. For those I work roughly within a two-hour drive of Georgetown: Austin, Round Rock, Georgetown, Cedar Park, Leander, Liberty Hill, Hutto, Taylor, Pflugerville, Jarrell, Salado, Belton, Temple, Killeen, Waco, Bastrop, San Marcos, Burnet, Marble Falls, and the towns in between.
Real Estate Essentials is different. My license covers all of Texas, and that service is built to run without me on site — e-signatures for the paperwork, mobile notaries for the closing. So I can represent Essentials buyers and sellers anywhere in the state: El Paso, Amarillo, Houston, the Valley, or right down the road.
Not sure whether you're in range? Ask me. It's a one-line answer.
