It's the right pick when you want the highest price the market will pay, you have a reasonable amount of time, and you'd rather not spend your evenings coordinating photographers and answering questions from strangers.

For Sellers
Not a Zestimate, and not an inflated number designed to win your listing. I'll show you the comparable sales and walk you through the reasoning, including the times that number is lower than you were hoping for.
I'll tell you what's worth fixing and what isn't — most sellers over-improve. Qualifying work can be done with nothing due until closing through my brokerage's concierge program, so you're not paying out of pocket to get your own house sold.
Professional photography, a listing description written by someone who actually walked the house, MLS syndication everywhere buyers look, and video where the property warrants it.
I handle scheduling, collect the feedback, and pass all of it along — including the parts you won't enjoy hearing. That's usually the feedback that ends up selling the house.
Offers, counters, and the repair negotiation after inspection. That last one is where a lot of money quietly moves, and where most sellers never realize they gave some away. I hold the CREN negotiation designation for exactly this part of the job.
Appraisals, lender delays, title issues, last-minute buyer cold feet. Something goes sideways in most transactions. Handling it is the job.
For Buyers
Buyer representation is the other half of what I do, and in most transactions it costs you nothing directly — the fee is typically written into the deal and paid from the seller's side at closing.
You get someone who tours houses with you, points out the problem you're not seeing, knows what a property is worth before you write the offer, structures that offer so it competes without overpaying, and handles the inspection negotiation afterward.
I work with first-time buyers, move-up buyers, new construction, and land. New construction especially. Plenty of buyers walk into a builder's model home alone without realizing the friendly person at that desk is paid by the builder. Bringing your own agent generally costs you nothing and changes how that negotiation goes.

Full-service is 3% + a $595 transaction fee, agreed in writing before you commit. On the buy side, the fee is typically covered from the seller's side at closing, so most buyers pay nothing out of pocket.
Depends on price, condition, and what the market is doing that month. I'll give you a range based on current comparable days-on-market instead of an optimistic number designed to make you feel good.
Usually not much. Most sellers over-improve and never see it back. I'll walk the house with you and give you the short list that moves the price — often paint, carpet, and a deep clean — plus what to skip.
Yes, and it's some of my favorite work. Expect plain English, and expect me to tell you when a house isn't worth what they're asking.
Yes, and you want representation for it. The builder's sales rep is paid by the builder. Your own agent generally costs you nothing and gives you someone reading that contract on your behalf.
