REALTOR® • GRI • CREN • TREC #795476
I help people buy and sell homes in Texas, and I give you more than one way to do it. You can hire me for the full job, have me bring you cash offers, buy your next house before you sell this one, or take the reduced-fee route at 1.49% + $595 and do more of the legwork yourself. I'll tell you which one I'd pick if it were my house.
Ramsey Financial Coach
Texas Notary
Heart of a Teacher - Trusted Advisor
I've closed 55 transactions and about $20.9 million in volume, from a $14,500 lot to a $1.24 million home, in markets from Waco down to Austin. I carry the GRI and CREN designations, I'm a Texas notary, and I've been doing this long enough to know which problems in a deal are noise and which ones will cost you.
I came into this from running my own businesses and from coaching people on their money — my wife Ashley and I paid off about $250,000 of debt, house included, and I got certified as a financial coach through Ramsey Solutions afterward. That's why I'll ask what the payment does to your budget before I ask what neighborhood you like. A house is the biggest purchase most people ever make and the wrong move costs real money for years.
I'm a Christian, a husband, and a dad to our son Samuel, and I live in the market I sell in. I don't work Sundays. Clients tell me that says something about how I'll treat their priorities too.
Ways to Work Together
A lot of agents do one thing: list your house and wait. I'd rather show you every path that fits and let you choose.
I handle the whole thing — pricing from real comps, prep and renovation with nothing due until closing, professional marketing, showings, and the negotiation. For buyers, that's touring, offer strategy, and new construction. 3% + $595.
How full service works →No showings, no repairs, and a closing date you pick. I bring you competing cash offers and run the numbers on what a normal listing would net you, so you can see both side by side before deciding.
How cash offers work →Get at your equity before you sell, so you can make an offer on the next house that isn't contingent on selling this one. You move once, and we list the old place empty.
How Move First works →The Fourth Option
Some people know the process and would rather keep the money.
You handle the legwork — finding homes, hosting showings, taking your own photos. I handle the parts where money and liability live: pricing strategy, the contract, the negotiation, and getting you to closing. 1.49% + $595 instead of 3%. On a $400,000 home that's about $6,000 back in your pocket. Handled remotely, so I can do this anywhere in the state.

Dave Ramsey's team vets agents before they'll put their name on you. I went through that, and I teach Financial Peace University on the side.

"When he proposed a relatively high market value (over Zillow/redfin estimates), I figured we were getting negotiation room. We received an over list offer on day one in a soft market. When that deal fell through three days before close, he drummed up a backup offer in less than 24 hours."
"In a challenging market for sellers, Davis went above and beyond to sell our home and secure a profit for us. His approach generated multiple offers and got us into contract quickly. Davis is deeply trustworthy and fought hard to get us the best possible deal."
"After 20 plus years of military service I think respect, integrity, and hard work go a long way. Davis is by far highly recommended by me and trust me when I say, you will not regret using him in the next purchase or sell of your home."
Where I Work
Not sure which bucket you're in? Ask me — it's a one-line answer.
You're hiring a person, not a logo. Here's what you get.
The CREN designation is negotiation-specific. It shows up in inspection credits, repair holdbacks, and the parts of a deal where money quietly changes hands.
If a cash offer is a bad trade for you, or Move First doesn't clear the math, I'd rather say so and lose the deal than put you in the wrong product.
Most agents can only list your house. I can list it, source cash offers on it, get you into the next one first, or cut my fee if you want to do the legwork.
My brokerage gives me a transaction team, in-house mortgage and title, and a renovation program. That's behind me, not between us.
My active listings, past sales, and reviews all live on my brokerage profile — it updates straight from the MLS, so it's never stale.
