How I got into real estate

Before real estate I ran my own businesses. Some worked and some didn't, and that's where I learned to read a contract, negotiate, and own the problem when something goes wrong. That turns out to be most of this job.

During that time I was also coaching people on their money. My wife Ashley and I had paid off about $250,000 of debt, and I got certified through Ramsey Solutions' Financial Coach Master Training so I could help other families do the same. The same thing kept coming up in those conversations: the house. It's the biggest asset, the biggest debt, and the biggest decision most families make, and most of them had nobody walking them through it.

So I got my license. The longer version of that story is here if you want it.

How I work

Four things I stick to, whether you're buying your first house or selling your fourth.

1. Your numbers come before the house

I'll ask what you owe, what you need to net, and what the payment does to your monthly budget before I ask what neighborhood you like. I'd rather you buy the right house in eight months than the wrong one this month.

2. I'll tell you when the answer is no

If a cash offer is a bad trade for your situation, if Move First doesn't work on paper, or if the house you love is overpriced by forty grand, you'll hear it from me.

3. You get options, not a single product

I can list your house, source competing cash offers, get you into your next home before this one sells, or cut my fee to 1.49% if you'd rather do the legwork. Four real paths, and I'll tell you which one I'd take.

4. I do the negotiating myself

I hold the CREN designation, which is specific to negotiation. Where it matters most is the repair and credit conversation after inspection. That's where money moves, and where a lot of people give some away without realizing it.

"He exemplified the concept of under promising and over delivering… He successfully negotiated every concession. On two occasions, he and I would agree on a figure. When he'd return from talking to the buyer he'd have secured an even better deal."
— Cabal O'Dell, seller · Google review

Who I am outside of work

I'm a Christian. That's the reason I'd rather lose a commission than talk someone into something.

I'm a husband to Ashley and a dad to our son Samuel. We live in the same market I sell in. I don't work Sundays.

I also coordinate Financial Peace University classes locally. I don't get paid for that.

"He was on top of communication, rarely taking more than a few minutes to respond… When he proposed a relatively high market value, I figured we were getting negotiation room. We received an over list offer on day one in a soft market. When that deal fell through three days before close, he drummed up a backup offer in less than 24 hours."

The Longer Story

Why I coach people on money

In 2018 Ashley and I sat down and added up what we owed. About $45,000 in student loans, $3,000 in credit cards, $12,000 in car loans, and roughly $190,000 on the mortgage. About $250,000 total. We had separate bank accounts and we weren't on the same page about money.

We went through Financial Peace University together and followed the plan. Today the student loans are paid off, the credit cards are cut up and paid off, both cars are paid off, and we own our home with no mortgage. We have an emergency fund, we're investing, and we budget together every month.

That's why I got certified as a coach, and why I'll ask about your budget before your wish list. It's also the background behind being RamseyTrusted and why I coordinate FPU classes for free.

I'm not a financial advisor. I'm a REALTOR® who understands the money side of the biggest purchase you'll make.
