Privacy Policy
This site is run by one person — me — and the short version is that I collect only what you send me, I use it to answer you, and I don't sell it to anybody. The longer version is below, because you deserve specifics rather than reassurance.
Who this covers
This policy applies to daviscookrealtor.com, operated by Davis Cook Realtor LLC. I am a licensed Texas real estate agent (TREC License #795476) affiliated with Orchard Brokerage, LLC. Real estate services are provided through that brokerage, and information relating to a transaction may be shared with it as described below.
What I collect
Information you give me
Every form on this site is one you chose to fill out. Depending on the form, it may ask for:
- Your name, email address, and phone number
- A property address or the general area you're looking in
- Your timeline, and whether you're buying, selling, or both
- An approximate mortgage payoff, on forms about cash offers or Move First
- Whatever you write in the message box
If you book a call through my scheduling link, you also give Calendly your name, email, and chosen time.
Information collected automatically
My hosting provider keeps standard server logs — IP address, browser type, pages requested, timestamps — which is ordinary for any website and is used for security and troubleshooting.
What I don't do
This is the part worth being concrete about:
- There is no Google Analytics on this site. No advertising pixels, no Meta pixel, no session recording, no cross-site tracking.
- I don't sell, rent, or trade your information. Not to lead vendors, not to other agents, not to anyone.
- I don't buy lead lists and add you to them.
How I use what you send
To reply to you, to prepare the thing you asked for — a home value estimate, a net sheet, a comparison of your options — and to provide real estate services if we end up working together. If you become a client, your information is used to carry out the transaction, which necessarily involves other parties (see below).
Who it's shared with
I use a small number of ordinary business tools. They receive information because they're how the site and my practice function, not so they can market to you:
- Netlify — hosts this site and receives form submissions
- Google Workspace — my email; form submissions arrive there
- Google Fonts — serves the typefaces on this site, which means Google's servers see the request
- Calendly — appointment scheduling, if you use the booking link
- Follow Up Boss — the client management system I use to keep track of conversations
- Orchard Brokerage, LLC — my sponsoring broker, as required for real estate transactions
In an active transaction, information is also shared with the parties a real estate deal requires: title companies, lenders, inspectors, the other side's agent, and so on. I'll also disclose information where the law requires it.
Texts and email
If you give me your phone number, I may text or call you about your inquiry. Reply STOP to any text and I'll stop texting. Any marketing email I send has an unsubscribe link. Neither affects my ability to reach you about an active transaction you're part of.
How long I keep it
Inquiries that don't turn into anything are kept while there's a reasonable chance you'll want to pick the conversation back up, and are cleared out periodically after that. Transaction records are kept as long as Texas real estate regulations and my brokerage require.
Your choices
You can ask me what I have about you, ask me to correct it, or ask me to delete it. Email davis.cook@orchard.com or call (512) 890-2642 and I'll handle it myself. Deletion requests are subject to records I'm required to retain for a completed transaction.
Children
This site isn't directed at children under 13, and I don't knowingly collect their information.
Security
The site is served over HTTPS and the tools above are mainstream providers with their own protections. No method of transmission over the internet is completely secure, so please don't send sensitive financial account numbers or your Social Security number through a web form. If I need something like that during a transaction, I'll tell you a secure way to send it.
Changes
If this policy changes, the date at the top changes with it.
