A cash offer will almost always come in below what your home would bring on the open market. Anyone who tells you different is selling you something. But what you get for that difference is real: no showings, no staging, no repairs, nobody's loan falling apart two days before closing, and a date you can count on.

For some people that trade is obviously worth it — you inherited a house four hours away, you're relocating for a job in six weeks, the home needs work you don't want to manage, or you simply can't live through a listing right now. For others it's a bad trade and I'll say so.

Most people have never heard of this one, and it's usually the smarter play. Instead of selling for cash and walking away from whatever the house later resells for, you take cash now and keep a claim on the rest.

Here's the shape of it: a partner buys your home at a discount and closes fast, so you get your money and your certainty. Then they prep it, I list it on the open market, and when it sells to a regular buyer, the remaining proceeds come back to you — not to them.

You get the speed of a cash sale without permanently handing over the market value of your house.

What the two payouts look like

First payout, at your fast close: the purchase price, minus the program fee, minus closing costs, minus any repair holdback.

Second payout, when it resells: the final sale price, minus closing costs, minus agent fees, minus holding costs. That's your upside.

Common questions

Does it cost me anything to see the offers?

No. Getting the offers and comparing them against a traditional listing costs nothing and obligates you to nothing. Plenty of people go through this and decide to list the normal way instead. That's a fine outcome.

Why is the offer below market value?

The buyer is taking on the risk, the carrying costs, the repairs, and the time you're choosing not to spend. The discount is what that's worth. Cash Offer Plus Upside exists specifically to give a chunk of that back to you.

Am I locked in once I get an offer?

Not until you sign. You'll see the numbers in writing — the offer, the fees, the holdback — before anything is binding, and I'll walk you through the whole thing line by line.

What if the inspection turns up something big?

Repair costs come out of your proceeds as a holdback. I review it and push back when the estimate looks padded. This is a real part of the job, not a rubber stamp.

What if the home doesn't resell during the upside window?

Fair question, and it depends on the partner and the program. We'll cover it before you sign. I'd rather you understand the downside case up front than get surprised by it later.
